Birch Pond offers a lovely colonial farmhouse with a large, attached barn and an additional newer storage barn set on 13± acres overlooking a beautiful pond. The residence was originally built in the 1830's, and is located in the quiet coastal village of Brooklin, known locally as 'the Boatbuilding Capitol of the World'. Thoughtful updating and renovations overseen by an architect have modernized the residence, and many colonial details and original features were retained to compliment the year-round residence. Many floors are fir, and some are original to the 1830's home, one of which has a vintage pressed tin ceilings. A large living room with polished granite fireplace and hearth was added, and is open to the dining room and kitchen, all overlooking the pastoral views of the meadow and large pond. Polished granite counters and a center work island in the kitchen are attractive and useful, and beautiful fir floors are throughout the kitchen, living and dining rooms. There are four bedrooms in the main residence, with several additional rooms used as a home office and den. A large, multi-level barn includes a craftsman's workshop with built-in workbenches, an artists’ studio, and garage, attached to the house in the style of farmhouses from the olden days.

A separate apartment over the barn provides a studio apartment with full kitchen and bath. A whole house automatic generator is one of the modern upgrades.

The residence is surrounded by many colorful perennial plantings, and indigenous shrubs and trees; a large stand of birch trees frame the pond, and are thoughtfully lit for continued nighttime enjoyment.

Beyond the pond, a newer, detached 2,300 sq. ft. barn could be used for a variety of purposes, including boat or equipment storage

The approximately 1 acre pond, located entirely on the property, provides a scenic view from the large living room and protected, outside deck, with constant bird activity with eagles, osprey and Great Blue Herons visiting the pond. With more than 13 acres, this property would allow for a variety of options.
