The Spruce Mountain Portfolio includes five separate tracts of timberland totaling 2,198± acres, located in Oxford and Franklin counties in western Maine. Anchored by the Spruce Mountain Forest, which abuts Mount Blue State Park, the tracts range in size from 75 to 1,658± acres. The topography of the land is variable and characteristic of much of the region with rolling hillsides and expansive ridge tops with long views across the western foothills.
Overall, there is a predominance of moderately well-drained mid-slope terrain across the property favoring hardwood growth. The forest resource is predominately in a growth phase featuring pre-merchantable stands, primarily of hardwood composition. In addition to these young hardwood stands, there are several acres of higher elevation softwood located along the ridgelines. This timberland investment offers a great opportunity for portfolio diversification while accumulating value from growth and forest product appreciation.
