Fifteen-minutes from downtown Burlington toward Middlebury, the farm is the major complex in the historic West Charlotte Village. Woodbine’s main house is locally referred to as “the Queen of the street.” Three houses from the Brick (general) Store, the center of the village, the Greek Revival farmhouse also is a very short walk from The Children’s Center, the Fire House, The Senior Center, the library, town hall, post office and the (proposed) new Charlotte Community Health Center. The highly-rated K-8 Charlotte school is a five-minute drive. A more central and convenient neighborhood cannot be imagined.

Framed by ancient maples, towering white pines, graceful Norway spruce, ginko, white cedar and other mature specimen trees, with four red clapboard barns and farm outbuildings on 5 acres behind, the 5 bedroom, 5 bath home is a classic Vermont establishment. Other picturesque period homes cluster around the crossroads; this is one of the most charming streetscapes in Chittenden County. Woodbine’s Lake Champlain-facing wraparound porch and landscaped terrace gardens with a stone fire pit draw the home’s occupants and guests outside as soon as the weather breaks. Family, neighbors and friends have enjoyed many relaxing cookouts and evenings in these cozy, private spaces.

The recently-renovated home has new heating, mechanical and electrical systems, but retains its charm and many original details such as hardwood floors, lots of bookshelves and paneling, as well as a ballroom which today serves as a billiard and game room for the owners’ children and friends. There also is a sunny living room with a gas fireplace insert, a reading room with great natural light and lots of shelves, a library/TV room and a formal, paneled dining room with a stenciled floor. Imposing from the outside, the main house inside actually is a collection of intimate spaces; it’s a wonderful place to entertain and connect.

The four barns out back have unlimited potential for a variety of uses. One is currently being used as an office and includes charming meeting space with shiplap walls and air conditioning. Another is partially finished as a 2-story, 2 bedroom guest house/apartment. The third barn is a newer build with 2 garage bays and workshop below and an unfinished upper level with loads of natural light. The oldest barn is a classic former cow barn with room to store many large items such as boats, RVs, etc.
