Pearl House Farm offers all the best of Vermont. Located in Grand Isle on a beautiful protected bay on Lake Champlain, it consists of a renovated and expanded 1830 vintage Greek Revival farmhouse, 5 usable barns, fields, fenced pastures, gardens, woodlands with a 300 tap sugarbush, miles of trails, and over 1,200 feet of shoreline all on 87 acres. 

  • The 4,360 sq ft main residence features 4 bedrooms including a private master suite, 3 baths, a chef’s eat-in kitchen with 2 walk-in pantries and stainless appliances, formal dining and living rooms, family room with a Hearthstone woodstove, music room, sunroom, and two offices. Lake views can be enjoyed from almost every room.
  • An extensive renovation in the main house occurred in 2007 with a new family room, all new mechanicals, upgraded kitchen and baths, and numerous walk-in closets. The original oak floors were refinished throughout, with new insulated windows and skylights replaced. Several rooms have built-in shelving and cabinets and the formal living room has a maple mantle above a propane fireplace. A second propane fireplace is in the master bedroom.
  • The barns were also extensively improved taking them from a state of disrepair to usable space for years to come. Three solar panels generate almost all the electricity used throughout the year. The 5 barns include a former sugar house used for wood storage, a studio, two equipment barns with a tool shop, and a former 3- story cow barn now used for horses, hay storage and a weather sealed storage room. The horse area has multiple stalls, a heated tack room, a large run-in area with a year-round automatic water fountain and an adjacent paddock.
  • The lovely grounds overlook the lake and feature manicured lawns surrounded by split rail fencing, perennials, raised garden beds, a gazebo, crab apple and other mature trees and underground utilities. There are three decks overlooking the lake.
  • Of the 87 acres, 45 acres are hayfields, 35 acres are mixed hardwood managed forest and a small back field, 4 acres are fenced pasture separated into 5 separate sections, a run-in shed with a second automatic water fountain and the balance surrounds the main house. All fences are in excellent condition.
  • The main house is heated by an oil-fired boiler with wood backup and 5 zones. All new electrical, heating and plumbing was installed in 2007. The owned solar panels pay for most of the property’s electric needs and the town supplies water. Sewer is handled by a septic system and there is a sump pump in the unfinished basement.
