New Hampshire country retreat: A river to play in, fields and woods to explore, turn-key farmhouse, and a big barn, within easy reach of the coastal metroplex. A meticulous restoration of an 1800’s farmhouse-style home by master craftsmen, and a fantastic 70 x 30 foot, 1.5-story, completely restored 1820’s barn, all set on 90+/- acres of pasture and woodlands. Long frontage on the Warner River provides for swimming and floating, and Mt. Sunapee and Mt. Kearsarge are just down the road for all-season outdoor activities. The house at Three Maples Farm was completely gutted and restored with all new systems, custom cabinetry, shelving, storage cabinets and wood flooring (some harvested from the property and reclaimed from the original house). The result is a warm, comfortable 4-bedroom, 3-bath home with beautiful detail and easy flow.

The kitchen and great room are highlighted by the white oak floors with cherry and mahogany trim. Custom cherry cabinets and drawers, by local furniture makers Ted Blachly and Conrad Szymkowicz, provide plenty of space and storage including a peninsula counter with seating and prep sink. The kitchen opens to the bright great room with a Rumford brick fireplace surrounded by built-in cupboards with grain painting by Pete Marciniak.  The classic-style dining room has flame birch floors and windows with Indian shutters, and the wood-paneled study (sheathing boards from the original roof), with wainscot, and built-in cabinets and book shelves, is the perfect room to curl up with a book or gather for a game by the fireplace.

A light and bright sun room large enough for sitting and dining leads to a stonewall-bounded brick terrace with a view of open fields and apple trees down to the river and to the barn.

Restored in 1997, the barn with its preserved 1820 frame timbers and custom hand-hewn replacements includes a fully enclosed workshop, 1.5 story play room and loft, custom storage lofts, catwalk, cupola with antique weathervane, new electrical service, standing seam metal roof and conversion potential for up to five horse stalls. Large and open enough, with hay wagon-size front, back, and side sliding doors, to host a party or dance. 

Located only 5 minutes from Route 89 and major services, 7 minutes to the charming village of Warner for restaurants, gift stores and an ice cream shop, 20 minutes to Mt. Sunapee, 30 minutes to Concord, and 45 minutes to the Manchester Airport.
